Conveyancy Fees

I have just recently placed an offer on a lease hold flat and the broker we are dealing with suggested his solicitor he deals with.
He quoted £800 plus VAT and reimbursements.
Does this sound reasonable? I did have a look at some search engines for quotes and it seems quite steep.
Thanks

You get what you pay for.
The firm I use would probably come in a little lower than that but not massively. Theyre not cheap, but I know the person there I know they will offer a good service and I know if it hits the fan they are capable of sorting it out.
Last year I had 3 mortgages where there were issues. That is only a minority of the cases I placed (less than 10%) so the chances of something going wrong is slim, but if you are one of the unlucky ones would you want cheap and cheerful sorting it out or quality?I am a Mortgage AdviserYou should note that this site doesn't check my status as a mortgage adviser, so you need to take my word for it. Don't just go on 1 quote. You should obtain like-for-like quotes for a number of solicitors or conveyancing specialists that can do the conveyancing tasks for the property you wish to purchase. Then choose one that you are comfortable with AND crucially, is on the approved panel of the lender that your broker is sourcing your mortgage from.
Have a look at this article for a breakdown of the solicitor / conveyancing costs that you should review and query when comparing quotes.0 -
You would expect to pay more for a leasehold property as there is more work.
The going rate for solicitors costs only (no VAT, no disbursements) at the competitive end of the market is probably £700 to £800.
Disbursements a couple of hundred depending on where you are.I am a Mortgage Broker
