Removing ex-husband from mortgage

Hi, can you help with a query please?
My ex-husband would like his name off the mortgage. I currently rent the property and have spoken to the mortgage company and they have said that I need to earn a minimum of £25,000 a year and would not take into account the rental income to take sole ownership. My ex-husband is only a guarantor for the mortgage, as he agreed in the divorce settlement that he would keep his name on the mortgage.
He was happy when myself and our son was living there, but now that I am renting the property he would like his name taken off.
The property and title deeds are all in my name only.
What are my options? I am a low earner and I moved away to be nearer family.
Any help would be grately appreciated..

Sounds like you need to sell unless you can find an alternate lender which may be possible but sounds tricky.I am a Mortgage Broker

His name cannot be removed until you can take the mortgage into your sole name, which as you have found, is difficult! What does your Consent Order say about when you should be using your best endeavours to do this? When you rent it out?
