Accepted subject to valuation - should I instruct my solicitor to start searches.

Just a quick question -Advice would be greatly appreciated.

I have just been accepted subject to valuation on a new build property which is great, but because everything took so long I need to move ASAP. I was wondering if I should instruct my solicitor to start the searches now so that I can get the ball rolling? or do I need to wait until I get the offer in my hand?

I'm not a very superstitious person.. Its just the fees ate £175 ish.

What do people think?

    Is your solicitor in receipt of the draft contract from the builder's solicitor?

    If not, your question may be moot as the searches probably won't be possible without it.

    Your 28 day target for exchange of contracts usually starts from issue of contracts by builder's solicitor.

    I have no Idea. The Solicitor is my mums best friend and she has emailed me this morning saying as soon as I feel comfortable send over the money and she will start the searches.

    So pay the money telling them to hold the searches until they get the offer, or pay the money and tell them to proceed if they have the draft contract in hand and you want to take the risk of a downvaluation or other problem.

    Either way, getting the money to them is going to avoid any delay later when you decide how you wish to proceed.

  • I may do actually, I suppose its not a massive amount of money! :)
  • We, probably foolishly, instructed our solicitor upon our offer being accepted. Paid him the £300 to start searches etc... while everything else is going through.

    I think that's what I am going to do.. I need to be in asap.


    Do you know how long the solicitors take to complete? its a new build and I am a first time buyer.
