Anyone bought/sold a house with conservatory?

Hi we requested PP for a side extension and conservatory, just over 4 years ago. Planning advised us we only needed permission for the side extension and duly gave it. All work was completed, under the gaze of the planning officer who, when all was completed, signed off the side extension.
We are now selling and the buyers solicitor is requesting £190 for indemnity on the conservatory due to a lack of planning and regs sign off. Even though it clearly meets all the criteria for permitted development and now falls outside the 4 year rule for retrospective action. The just strikes me as a** covering of the highest order when any risk is clearly zero.
Anybody else had this? Any advice?:mad:
Building regulations and planning are not the same thing but there probably is a bit of covering going on.
Are you sure it's not a restrictive covenant against having a conservatory?
I'd just pay up and move on.0 -

I'd agree.
We got the seller to cough up for an indemnity policy when we bought our house as it is quite old and some old documentation was not available.
Our solicitor put it this way. he was 99% sure there would be NO issues but when we were spending a lot of money are we happy with that 1% risk..... I wasn't so asked them to get the policy...... they grumbled but did it.... Is it worth loosing a house sale over £190 and the buyers piece of mind???0 -
Have challenged and will see what comes back. In total we've been asked to pay around £600 in IS. Seems to be another Americanism that will probably just get worse.
We've already conceded to some, including one on a building works restrictive covenant - even though it's dates back to 1979.
Seems like a good game to be in and certainly makes the conveyances job easier. Why bother even doing searches, just wack it on the bill!!0
