At what I was hoping to be the final stages of the mortgage process and I've hit a snag.
The lenders requested a roof survey following on from the valuation report. It came back as being OK, although the chimney could do with recapping at 1k. Fair enough, I'll probably get that looked at more closely and done.
The roofer also helpfully listed a couple of things that might also possibly eventually one day or not need doing in the future due to the style of roof. So basically long term maintenance work to keep an eye on. Which added up to another few k.
Sent this all to the lenders assuming they'd actually read it and see it only really might need the recap. But no, they've put the whole lot on as a retention.
I've asked the roofer to redo the report for what needs doing immediately, but he's a little paranoid about being sued if he misses something, so don't know if he will.
Now I can afford to cover the retention, which I'm tempted to do just to get it all over with. So I was hoping someone has some experience of what happens next...
Do I pay less mortgage a month as technically I've borrowed less?
And what happens in 6 months when I haven't done the work that doesnt need doing?
