    Hi - I've had my sale fall through after mortgage offer approved and my broker told me before we did the app that if that happened I can find a new property and all I would need is an address change and new valuation - but 2 weeks after the sale fell through, I found another property and is saying the lender is refusing to offer the same product so I have lost a really good rate and need to do another app again. If I want a better rate I need to change to another lender - means another search on my credit file (this is bad right?) , and a longer process than promised to the seller (I told them that I was a good buyer because had mortgage approved already) .
    How did you guys change your mortgage, did you have to pay your broker twice, and is there any way I can get the lender to honour the old rate? Similar property, same LTV

    This is lender specific, so which one please?

    Paying your broker again? Ask them. FWIW we wouldn't expect you to pay twice.
