change of borrower refused

Hi,

I am currently in the process of being taken off the mortgage I jointly own with my ex partner through santander. My ex now lives in Dubai and can afford to take the mortgage on soley with the intention to rent it out. After an application over the phone, credit check and sending them proof of income, Santander have refused to remove me from the mortgage based on the fact that my ex partner does not reside in the UK and that they are concerned that if the house is unoccupied for long periods then it will affect the insurance?

Basically, it sounds like they have come up with every excuse not to agree to the sole application. We are no longer tied into a fixed mortgage as we are on a Std Variable rate.

Any advice on how we can go about removing me from the mortgage without selling the house would be much appreciated. I am not sure if she could apply for a new deal with a new lender whilst I am still on the mortgage?:(

    If it needs to be let out, then apply for a BTL mortgage in his sole name?

    She discussed BTL with Santander however they still refused using the same excuses that she did not reside in the UK. Could she apply for a BTL with a different provider? which provider is more likely to agree to a BTL from a sole applicant these days?

    One lender declining does not mean they all will, so its worth trying other lenders.

    We cant suggest specific lenders but a few calls around banks or speaking to a broker should hopefully get you what you need.
