    I hope that rate will be available for a while for you all - I won't mind a slight further drop occurring after I have (hopefully) secured the new rate TBH because when you look at that APR it is lower than most I have seen.

    I wont mind a slight rate reduction - to me it is the safeguard of being able to forecast my domestic budget for 5 years at a critical stage.

    Trackers just leave a little bit of 'residual' worry for me.

    Keeping my fingers crossed for you. ;)

    I've never had anything other than a fixed, so I know what you mean, but I hope to be moving and their ERCs are harsh!

    Fortunately the current trackers are really low and will stay reasonably so for long enough for me to fix without ERC costs, when the tide turns....

    Santander's Rates have gone down again today for the higher LTV mortgages.

    It may be just a FD thing. Their website says Limited availability so could be or:-
    1. That batch of lending is running out
    2. HSBC (part of group/parent co) were getting too much competition for the new 5yr 1.99 rate with 1500 fee and 40% deposit package.
    I'm hoping for either of the above.:)
