Yes iv noticed that in some regards common sense seem to be lacking in the process.0

As others have said, while in principal it would be a good move to reduce your outgoings by £150 per month, doing this by taking out an additional £17,500 loan while your mortgage application is being considered would be financial suicide.
Wait until your mortgage has been approved, and you have completed, and then look to make this saving, until then, don't even consider it.0
