Vendor won't instruct solicitors until I receive mortgage offer

Yes you are missing something and that is a mortgage offer is property specific.
OP it sounds like he is being a bit of a bell end, like others have said just sit back enjoy Easter, stop trying to control every aspect of the sale and what will be will be.0 -

My comments weren't direct at you personally. Many people have had previous bad experiences. As potential purchasers simply disappear. So understandable why someone holds a diametrically opposite view to yourself.0 -
I get that, but surely as an estate agent with years of experience if I've managed to get things sorted this far, including paying for a valuation and jumping through his many hoops it's clear that I'm not going anywhere.
Especially given that he's the one who when we made offer said that he'd like to complete in 4 weeks! By not instructing his solicitors to at least get the ball rolling now, it will just delay matters ultimately.
Each to their own, I guess. Just opened a bottle of wine so going to relax and enjoy the long weekend!0 -

The EA acts on the instructions of their client. That's the bottom line.

The estate agent is the client. It's his house. I know I can't control, doesn't mean I can't think he's an idiot and question whether his behaviour is normal or not.0

all they need to do is tell you who the solicitors will be for yours to contact at the appropriate time.
I would tell you I have instructed XYZ,
what you won't know is what those instructions are0 -

Perhaps you are your own worst enemy then. If that's your attitude to others and the way you come across when dealing with people in daily life. Costs nothing to deal with people with respect and good manners.0 -
Why the need to make this personal?
You have absolutely no clue about how I go about dealing with people.
Do you know this person? Have you been on the end of his endless phone calls or emails? Have you got the first idea about how I've dealt with him despite his rudeness? It would appear not.
I asked a question about whether his behaviour was normal and whether there was anything I could do in the circumstances. You've given your opinion, which I have taken on board. Now kindly refrain from making wild assumptions about me when you are not in possession, nor do you seem to care, about the facts of the matter.0 -
Just wait for the lender to contact your solicitor as they act on your lenders behalf also. And proceed as you would, when it becomes apparent there's a delay Only will he be at fault his end surely? for not instructing his solicitor in good time.. so I needn't worry I were you.0
