So I'm thinking about getting a buy to let mortgage on an auction property in Scotland. I would have 8 weeks from now until the completion is due.
1. Which lenders are the quickest to get an offer out of? The property has a home report already so valuation should be quick transcription. Ideally I'd like to have an offer within 4 weeks.
2. The flat is top floor of 3 floors and on the ground there is a commercial property. Currently an office. The home report specifically states on the mortgage valuation report page that the commercial unit within the building and flat roof may have an adverse effect on future saleability. Will this make it hard to get a mortgage? (The home report value is about 20% higher than what I'm likely to get the property for so there is a good margin).
