Mortgage application declined! Help!

Can anyone give us any advice? We went through a broker at London country mortgages to apply for a 95 percent mortgage with abbey (santander). We were advised we would pass the affordability checks etc. we checked our credit file. We both have excellent credit scores with no missed payments etc. our mortgage application was turned down due to "undeclared debts". We have no idea what this is as we double checked and all the information from the credit file was on the mortgage application. Our broker is going back to the lender querying they have made a mistake as there is no evidence of this "undeclared debt" on our credit file or bank statements etc. we just don't know where this leaves us?

Just await the outcome of it.
If you have no debts in the background that have not been declared then they will 9 times out of 10 get to the bottom of it and resolve it.
Easier said than done but just sit back and let your broker sort it out. If they stand byt heir decision then your broker can try another lender.
If you have moved houses, your credit report may not pick up debts at previous addresses so do not rely on bank statements/credit reports - have a think about whether there is anything at previous addresses you may have forgotten about.I am a Mortgage AdviserYou should note that this site doesn't check my status as a mortgage adviser, so you need to take my word for it. We have been at our current address for nine years. Our last address is linked with no previous debts recorded. Is there any other way of double checking this?0
