    That's due to the fact that the fees are paid on application of the search. Solicitors to comply with solicitors rules are required to keep clients money separate. All totally correct and above board.

    If the lender mislead you then it would be against them you have a claim, but the solicitors probably sent you paperwork explaining all this.
