Lenders Preferences

Hello All,

I just wondered if any mortgage brokers and advisers would tell me if there are particular lenders who prefer specific type of people?

I am a single 24 year old, who will be applying with a 10-15% deposit, purchasing a property around 130K. No debt, no defaults and perfect credit history.

In your experience, is there a bank/lender that you would refer this type of person to knowing they are more likely to accept?

    I assume you have credit in the background? -Mobile phone/bank account
    Is the deposit saved/gifted/both?
    6 years address history in the UK and on the voters roll?
    An income? Are you employed? How long have you been with your current employer?

    Yes credit card and overdraft although overdraft never used, credit card paid off in full every month. Mobile phone contract also.
    In UK all my life and on voters roll. Employed Full time, salaried, been with employer 12 months and no plans to leave. Deposit is saved, although would this matter?

    When I used to work for a lender it was taken into account when credit scoring - im not sure how much though.

    I dont think realistically your going to have many problems - unless your just "one of those cases" - the ones you expect to fly through but just dont.

    To use the current terminology - you appear as vanilla as they come.

    Thank you. One last question... Do banks realistically take into consideration your banking relationship with them (if you have one)? Obviously if your not a customer of theirs, they will still accept you if you meet their criteria/checks etc so perhaps a banking relationship with them has no relevance to their decision?

    Potentially yes. If anything should be positive. As financial relationships are built primarily on trust.
