After survey did you send in electrican, gas , plumber?

Just wondering how many people send in these to check the boiler and electrics are not too old and nearly shorting etc after the survey is done?

    Tried to but the house was a probate sale, the sellers and agent weren't helpful and BGas wouldn't pick the keys up from the EA half a mile away. So had to go ahead without a boiler survey.

    I assume that if the property is occupied and looks fairly standard then everything should work reasonably well. If there are some problems the cost of fixing them may be less than the cost of getting the experts in to take a look.

    If you are buying a property that has been empty for a long time, then be more cautious.

  • None. I relied on the home report. Our vendor was also an electrician and had told us various things about the house during the viewing.

    All. OH is all those things and he checked the lot. Hence a full rewire and re plumb was factored in to the offer price. This was all after survey to make sure the house not about to fall down, cos he is no builder.
    63 mortgage payments to go.

    Surely it depends on the property, and the buyer?

    If buying a doer-upper, then no point, it's just part of your renovation costs.

    If not, personally, I'd check the boiler works (turn on hot taps etc!) and ask for service records if any, and take a look at the consumer unit and sockets to see if they are 1950s or 1990s.

    It's not rocket science!

    I did. As it was in need of modernisation... I wanted to know what I was in for and book builders to start straight after completion. Turns out it flooded between exchange and completion... #nightmare

    I was a cash buyer .my survey said general lack of maintenance inside and outside .should get the electrics checked and should have hardwired smoke alarm .The house was 22 years old .
    I did get smoke alarms and aditional sockets .

    We had a gas man in to check the safety because I wanted to make sure there was no carbon monoxide death trap waiting for us. It wouldn't have been a dealbreaker, but obviously I'd have wanted that sorted before we moved in.

    One look at the vintage fuse board was enough to tell us that needs replacing, but we did get an electrician friend to have a look after we moved in.

    You need an "other" option. We sent in a specialist damp and timber surveyor (not a salesman) to tell us what we needed to do in terms of treating the identified wet rot, active woodworm and full height damp.

    We knew already we'd have to completely re-do the plumbing, heating and electrics (and had budgeted accordingly when we made the offer)

    I got an electrician in. I know the boiler was very old and planned to replace it straight away for didn't get that checked.
    With my previous purchase I got both gas and electrics checked. And was glad I had as there were dangerous issues with both.
