Clearing the credit commitments may help your maximum borrowing. However reducing your deposit may increase your LTV banding and rate.
Why not speak to a broker? They could explore the options for you
Pls ignore my ignorance but how does reducing my deposit and increasing my ltv make it better for me?

£550,000 is too ambitious.
I cannot see you getting anything north of £520,000 unless there is further income.
£500,000 would be tricky.

We are selling our frame home ,three yrs old.we have planning,building regs, and final sign off. Shocked to find buyer can't get a mortgage anywhere, because it should be brick or block outer skin,apparently. We have cement and fibre board with Weber thin coat applied. We have been advised to get an architect cert or equivalent. Will this help us or not.Also do we have any comeback on person who did plans ,or firm we employed to do building regs check. We really are at a loss as to what to do next,,,,help0
