Getting a mortgage whilst renting

Hi All,

Just wondering if anyone here has experience of the above?

I have a mortgage on a house that is rented out at the moment - will be keeping that as it is.

My partner and I would like to buy something together, we have a 10% deposit. Joint income approx £48k (excluding the rental property income) We have no debt at all other than household bills.

We are in a tenancy until December this year. Is it possible that we would be given a mortgage whilst renting or will we be better waiting towards the end of the tenancy before looking? We have no debt at all other than household bills.
