Lease for Garage missing

I am in the process of selling my leasehold flat and garage. I have owned this property for 12 years and never had any issues with mortgage/ remortgage etc. It has come to light at the 11th hour, that the garage is not the lease and there is no documentation anywhere with any bank/ solicitor.
Trying to find out how expensive it would be for me to have a new lease drawn up with the flat and garage on it?
