We had the same thing last year, our cash buyer "with nothing to sell" turned into a knob who just lied and was trying to sell another property to raise some of the cash needed to buy ours , the estate agent swears they didn't know about this but as they were constantly lying to the agent we were buying from about the cause of the delays I seriousley doubt they'd would know the truth if it bit them on the backside. You have two choices I am afraid, you either stick with the buyer you have , put up with the fibs and wait till they get their act together and buy or you remarket, wait to find another buyer, hope you get an acceptable offer and go through the process all over again, we stuck with the fibber we had as his offer was about £15k over any of the others we had, it took ten long painfull months and lots of stress but now we are in our new home and happy none of that seems relevant0
