Valuation tomorrow - should i be concerned?

Hi,
I have recently sold a house and the valuation will be done tomorrow.
I am a little concerned as i have sold my house for 4k more than next door but one which is the same house, albeit mine is freehold, garden is south facing and has slightly higher spec kitchen,new floors etc
Ive never sold a house before so i dont know what sort of margin a valuation will allow?
Any thoughts?

When did next door sell ? What has happened to prices in the area since ? What did it actually sell for (not what was the asking price) ? There are so many variables - no way of knowing - you will just have to wait.
You haven't sold the house yet, just accepted an offer of a price. Be prepared for some negotiation to happen once the valuation is done.0 -

It sold about 6 weeks ago for 100k so prices will be the same. Im hoping the freehold and other things mentioned, will be enough to get the green light.0
