Ok so some of us face the battle of saving a 5% or 10% deposit. So once you have reached you target, how much does the rest cost? I.e legal feed etct etc.

Just trying to get a ball part figure as yiu think you have done the hard part saving then you could hit for a few more £kk

TIA

    So costs to consider:
Stamp duty - easily calcuable based on houses in your area/budget
Solicitors costs -Up to £1500 (more like £600-£1000)

    Moving costs - van hire/boxes/supplies (tape/sharpie etc)
Some electrical tape, some printed signs and a sharpie can make the most effective sorting system. Label each box with a colour of electrical tape (I bought a massive set for £20), giving it a label and a destination, make the signs match in colour and name to the labels. Easy peasy. Then anyone can be on the other end, unloading the truck, because the signs are up! :o
Mortgage fees - not on all mortgages, but can be in the 1000s

    Survey -£200-£1000
    Mortgage broker? £500-£1000
Furniture - Variable, depending on what you have already/can scrape together
    Appliances £600-£1000
Stamps (we used an ungodly number of stamps) (£20-£30)
    Repairs - (very individual) :)
Tools - honestly, adds up surprisingly quickly. :eek:Rent/borrow if you can for time being!
    Decorating
High energy bills (Due to work being done/things being on to be set up/figuring out how best to use the boiler?)

Insurances - house certainly, but also, life/income protection/critical illness/redundancy etc potentially £200-£500 (depending on house/additional benefits like DIY protection etc) :p
    Legal stuff - wills/agreements for unmarried couples (£100 - £300)
Emergency fund (I would say as a minimum £1000 over your personal 'comfort point' - but ideally, £5000-£15,000 able to be spent if necessary)

Thanks. We have furniture + appliances etc.
I am in Army and live in married quarters. I have lorry licence and have priced to rent a vehicle.

I have had previous adverse credit which is clearing up, I also have had PDL. The last one was nearly 3 years ago.

So I have established I need a Mortgage broker firstly....
I just want to know, besides my deposit how much the rest will cost fee's etc. Will I safely need another 2 or 3 grand on top of deposit? #first time buyer

So, the reason that isn't a figure we can give you is that so much depends on the property you go for, whether you have wills (whether you want them), what state the property will be in.

What sort of property do you need? What are the prices like in your area? Are you looking to get a bigger place that needs some work or go for a latchkey place that needs absolutely no work? Have a think about your needs and have a look on rightmove to get an idea of price?

Otherwise, I'm gonna have to suggest at least £25k, to try and cover all bases (and even that might not be enough!)

You can probably get a ball park by taking an average of the figures above of all the things that you feel will apply to you or provide answers to some of the questions above and we can do some calculations
