    Thanks all for your replies.

    We have considered waiting until next year when Mr Hazoo has a job, but we couldn't bear living with his parents any longer, this would mean that we would have to rent for a year which we were less keen to do.

    I will certainly see a broker in a couple of months time once my salary has gone up to top level and see what they advise.

    Some lenders will work on a pay rise you are due to get within 3 months of the application if you can have it confirmed by your work.

    You have no legal relationship even if engaged, so unless he wants to be a joint applicant the mortgage he is of no relevance. The same as if you bought somewhere and then a friend moved in as a lodger.

    Even when you're married there is no necessity to add him to the mortgage.
