Damp repairs sorry anouther question

Hi again sorry to bore everyone again with this.
My situation is frankly crazy my Lender have said they wont make an offer until all repairs are completed. These repairs are full damp course and woodworm treatment. so 100% retention on funds basically.
The people doing this work has refused to do this until the house is empty which is impossible as the vendors are still in the house and will be until I buy it which I cant do as I cant get the mortgage until the work is done... following so far ? lol
The work needed also means the kitchen has to be ripped out to get to the walls behind so no kitchen either surely that would mean its unmortgable without a kitchen that they are saying needs doing?
My broker has been very helpful and explained to the underwriter who said they would be happy for a receipt for work and a invoice from the people to say everything is paid which they will send to there surveyors. (I suspect the surveyor's will then ask for the damp course cert which I cant get until the work is done!)
The vendors have refused to pay for any of this I have paid for the work to be done with the understanding of a refund if it all falls through (less 10%)
Could I go back to the vendors at this point and argue a reduction in value based on the fact I am going to need a new kitchen? I had actually budgeted for the damp course as I suspected it will need this anyway so wasnt worried about the cost for that. If so how would I go about doing this without coming across as horrible?
