All of them need to adhere to the law - whether they wish to, or not.

Wish it was as easy for me :-(

Last Wednesday made appointment with agent to view the property. Call was handled by the Mortgage advisor and started asking me questions regarding my financial situation. I kept it brief and he insisted that I see him either before or after my viewing on Saturday. Didnt intend to.

Saw property on Saturday, liked it and wanted to put an offer on it and if need be will pay the full asking price.

Contacted EA this morning to make offer only to be told that the Vendors have instructed the EA to review all offers and assess the financial situation. Was told by EA to pop along to the branch with ID and documents. Thought this was odd as I could scan ID through via email. Perhaps get me through the door to sell me a mortgage? I insisted that my offer be considered first before I commit top any in branch visits.

Later this afternoon branch manager contacts me requesting my DIP and ID for which I scanned and emailed through. In the email I clearly state I would be dealing directly with Santander.

30 mins later Branch manager contacts me saying offer has been rejected, Vendor has found someone else she likes as they have 'mutual' friends etc. I said I will increase my offer, was refused.

I'm I to believe that the EA have rejected my offer on the basis that I have not used their in house mortgage service? His feeble excuse at the end made me very angry, surely an EA or vendor would want more money?

What could be the motives in not selling to me?

    Apologies for the long message!

i would pop a note through the letterbox of the house asking them if they know that the EA dismissed a potential higher offer.

Did the agent go off to run your increased off by the vendor?
If not I would say they are probably in breach of their rules as they have a duty to run all offers by the vendor unless the vendor states otherwise.

Knock on to the vendors house and ask, no harm done is there?

Supposedly my offer has been relayed to the vendors. Put a letter through the letter box last night but have had no reply since.

Would of assumed maybe a phonecall from the vendor or if the vendor mentioned the letter to the EA then a call from him. Neither so far.

So as mentioned I have posted a letter to the vendor and still no reply.

Maybe the EA would charge a lower fee to the vendor should they have dibs for people who would go through a mortgage with them. Who knows.

    Disappointed!
