We have placed a deposit down on a Taylor wimpey 3 bed semi. Drive, garage and nice sized garden. They have taken 1k off of the asking price (as she said it had only just been released) and has agreed to pay 4k worth of extras. (Which from what I have read, won't get us very far!)
The house is just 25m away from a huge great pylon and is our only concern.
Not too far away we have seen another 3 bed semi with another developer. Only difference being is it has no garage but that's not essential to us. it is 10k less than the Taylor wimpey, and you get so many extra bits thrown in as standard.ie fitted wardrobes, turf, flooring, she'd, water butt, intergrated kitchen of choice, tiling...
Now as we are doing help to buy, we are well within our rights to pull out and get the £500 reservation fee back. We are due to go in to TW this morn to sign the paperwork (reservation fee paid over phone)
If we go in there this morning and tell them there that we are unsure on what to do as the other house seems pretty tempting for the price and everything it comes with, and it's not near a pylon. do you think we could get more thrown in? The sales lady said the 4k towards extras and 1k off asking price is the best she can do as that's all she had to play with but I don't believe her for a second from what I have read from other people buying with them.
They might say the deal is done but to be honest we could just say we will cancel it and get reservation fee back..
the TW house is a better lay out so we would prefer it.

the pylon WILL restrict potential future sale, so you need to get it at a price to reflect that. you already seem to have reservations, so will you truly ever be happy there? wall away while you can, one thing you can be sure f - there will be another property that wont put all those doubts in your mind.
from what I understand, help to buy doesn't just relate to new builds !!0 -
There is a help to buy scheme that you can buy older properties but without the 20% equity loan it takes our monthly payments up far too high.
We just sold our flat which was right next to a pylon and it didn't seem to make much difference when selling. I understand a lot of people won't live near them though.0 -

so, what did you decide? my daughter has just used a similar scheme, but she has to pay back the equity 'loan' - so you're not getting anything other than a loan where payments are put back.

We decided against it in the end. We drove round to the site where they are building and realised just how huge and close the pylon would be. There is no clear evidence there is a link between pylons and a number of illnesses but to be honest we waited many years for our baby and was eventually conceived through IVF so it's a chance we were not willing to take as she is so precious to Us.
Now everything that is being released is higher in price than we can afford so not entirely sure on what we will do. While the demand is there, which it is in a huge way, the prices will continue to rise. They want £290.000 for a 3 bed end of terrace now...0 -
i thought you had another option? even if you decide against that one, there WILL be another home with your name on it !! youre chain free, have a mortgage in principle (I assume) so get busy !!!0

I think you've made the right choice. There is no way the offer made to you was the best they could get to.
If you are considering making an offer on somewhere, YOU need to think what you'd actually ultimately pay for it, and then, go in hard and well below that figure, while adding some extras also. Wait on them to counter offer to you, and then work towards somewhere in between, but, still below what you'd be prepared to pay. That way, you're in with more chance of getting it for under your maximum offer. Of course, this won't always work, but it's a template for going about negotiating.0
