Mortgage/Shared Equity

Can anyone advise me please? I bought a house 6 1/2 years ago with 25% shared equity put up by the builder. I have a mortgage of 100,000, I owe the builder £45,000 in 3 1/2 years.... I cannot see past the financial fog.... how best to move forward. I am 58 so only have a 12 year term left on my mortgage and I cannot afford an additional sum of £45,000 on my mortgage. I guess it's a case of selling up and renting. Unless any of you clever people have a brainwave.... thanks for reading.:j
