Remortgaging and seeking to let house on temporary basis

It just happens I would like to remortgage about 5 months before relocating to another country for about ten months. My UK employment will continue during this period. Current lender - C & G - will allow me to let the house while I am away, but it does not offer the sort of new deal I would prefer (namely a 10 year fix under 3%). And while C & G does provide option to apply for the extra borrowing I require (about £30k for additional work on the house and to cover some outstanding debts that I would like to clear), it offers only at best a 4+% 2-year fixed rate (reverting to current rate of 3.99%) for this purpose. I've been told that most new lenders will require a new client to be with them for at least a year before permission for letting out the house on a temporary basis is approved. The only exception I have heard of so far is Santander, which allows customers to apply to let house after 6 months. Right now it seems I must choose between C & G and Santander. I wonder if anyone out there has any experience in this area? Many thanks.
