Hello,
We applied for a 2yr fix 90% LTV mortgage (no defaults/bad credit and we can afford it based on income) on Wed over the phone with YBS and got an AIP to secure a sale on a house we've offered on.
I'm just wondering how likely we are to be approved for the full application now, do YBS do a full credit check or soft search for the AIP? And does anyone know what the waiting times are like and how fussy they are as lenders?
Anyone have any experience? Advice welcome!

I got my first time buyer mortgage with them in 2009. I already had an AIP from Nationwide but went with YBS for their superior rate when my offer was accepted. I had a meeting with a mortgage advisor and they approved me there and then, no waiting or phone calls to head office etc. I found them very friendly and efficient then, and have done ever since. I ring them fairly regularly to discuss aspects of my mortgage (LTV, re-fixing, outstanding balance, overpayments) and they've always been very helpful.
Usually it's a soft search for the AIP. Whether you're approved for the full application will be dependent on your credit record/outgoings/income etc and obviously that's the 'hard' bit. Make sure you have all your budget planners / financial information to hand for the interview.
