    alifeforfriend - you seem to want to question everything but you are not listening to what I, Leon, and others are saying.


    You have gone about this application in the wrong way and now need an experienced broker to sort it out for you.

  • Definitely use a broker - my broker was worth every penny and managed tricky situations for me and i had minimal stress and got my offer through first time. This isn't something to DIY unless you know a lot about mortgages AND have a straightforward case.

    Thanks for you reply. I am a first time buyer and i dont know anything about the mortgages . I Just thought my finance are all in good shape so i can apply for the mortgage on my own. My seller is helping me a bit by including some of the money i have paid in rent towards the house purchase. So i was just enquiring whether that money can be considered in the house deposit or not. So i consulted you , my solicitor and the lender on how they will consider that. Lender advised they will consider that towards the house price reduction but left it on me to speak to my solicitor. I spoke to my solicitor , they didnt responded to my calls and when i got hold of them they said they will extra for that . Which made me worried about my solicitor as they are lookin for ways to charge me and not reposding to my calls thats why i decided to look for a different solicitor. Anyway i decided this deposit thing is gone make the issue complicated. So just not to make it complcated i requested the seller the reduce the house price. and i will be putting all the deposit from my savings which i have. and this was approved by the lender 3 days ago
    So i havent done anything wrong and i am a lot worried that people suggesting here i might get reported to national hunter list. But reported for what? its not proved and they can't put someone on that list without proof or suspicion.
    I am just in the process of appealing with tesco and if that doesnt works i will speak to london and country mortgage brokers.

    Can you suggest how long should i wait before making second application. I checked my credit report and the only hard search we have is last one year is from tesco in the begining of this month when we made our full application.

    Thanks for your reply and advice. I am thinking for going with london and country mortgage brokers. Are they good?

    As a next step, start a local broker search with unbiased.co.uk.
    On the home page, next to the search box, select Mortgage Adviser and enter your postcode and hit search.
    When the search results are displayed, in the filters on the left hand side, un-tick the Only show sponsored results box and under the heading Adviser Restrictions, you could also tick the box for Mortgage Broker (Whole of Market). This should give you a list of potential brokers to contact in your locality. Make sure you understand from the brokers you speak to what fees will be charged and at what point in the process.

    Also obtain your statutory credit report from each of the 3 credit reference agencies, which costs £2 (see links below). You do not need their scores or subscription services. Put these reports in the hands of the broker, so that they have a complete picture of your credit history.

    And just in case they've blacklisted you on the Hunter database (Hunter - the secret database) get a subject access request off to them as well.

    Just wondering, if you wanted a cabbage you wouldn't got to a bank for one, so why go to a grocer for a mortgage? Tesco - cabbage sellers, not mortgage providers (or are they just fronting some other lender?)

    Hunter isn't a blacklist.

    All it does is stores application data, so that a lender can see and compare how the data on an application may have been changed from one application to another to help to detect attempted fraud.
