I am awaiting my decision on DIP refer done through my broker, I didn't realise but from your post I am assuming nationwide will come back to my broker with a maximum loan if my DIP is accepted?0 -

You don't get a refer for an affordability issue.
The system would show a decline, but allow the broker to change data to reduce the amount of borrowing/loan to value to see if then passes.
Once you have a refer, that's Nationwide asking for data to determine if it will lend, not how much it will lend.
You can get a refer for a borderline credit score; recent address change/not on voter's roll; an Experian address targeting issue as happens with flat number/building name/building number issues etc.I am a mortgage broker. Mine was for a low credit score, I am putting down 16% deposit though which is £38400 from equity from our house. Apparently I have a low score because I have lots of settled credit accounts, never missed payments or anything. I am just a bit prudent and would open new accounts to get 10% off ect, pay them and close them! Me and my husband do have a joint loan but we have the money in the bank to pay it off, they have requested proof we can pay it off and we have provided it. Just waiting on a final answer now!0

We have been on the electoral role for 8 years since we brought our first house so its not that, funny I had the same problem when we first brought our house because I had no credit history.0
