Looking for a mortgage broker

Hi all,

I'm in the market to buy my first house. It's all very daunting and a bit overwhelming but this looks like a great place to get some good advice.

My situation is as follows, I've got a pretty good credit rating I believe, no outstanding debt (just around 9 payments left of my university student loan of around £300 p/m), around £50k in savings for a deposit and a property value of around £300k. Salary is £55k. I do do private contract work, which I've been doing regularly since moving back to the UK, which is worth an extra £25k annually, but as it needs declaring via self-assessment (which isn't due yet) I'm not sure if I can include that for my income.

All sounds ok so far? Well, here's where it gets interesting...

I moved back to the UK only around 9 months ago, and have been full time employed at my current company for only around 4 months. I've got a pretty good salary, working in IT.

I was living abroad for around 4 years, but throughout that time I did maintain all of my accounts in the UK. In fact, when I moved back I had no issues getting an American Express Platinum card and a personal loan via my bank for a car of around £15k (which I actually repaid in full after around 3 months). Does that boost my credit rating, if I have settled the account in full?

I've got no commitments financially, and whilst I did have a very poor credit history back in my student days, I'm now 31 and have my head screwed on, with no blemishes for over 6 years or so.

If there are any lenders that any of you feel would be willing to lend to someone like me, or even better if there are any mortgage advisers / brokers that would be happy to take me on, that'd be brill!

    This is a case for a broker.


    The brokers on this forum however are not allowed to recommend themselves to you.
