  • Haha, I have wondered if they might assume we are married legally but not together! But no, I have declared that he will be living with me. The HTB application didn't ask whether the person living with you owned a property or not, just whether you would be living with anyone. I didn't fill it in though, my broker did and she knows the facts so would assume this was disclosed (it might not have been though).

    To add another layer of complication to this already messy situation, my husband and his ex have received an offer on their property and it should sell in the next couple of weeks. My next question is this - should I wait for the sale to go through and then pursue a joint mortgage with my husband on the new house? I would need to ditch the help to buy though as jointly we would earn too much, therefore we would need a 95% mortgage.

    Can second time buyers even get a 95% mortgage?

    It sounds mad but we are actually both happy with the property being solely owned by one of us, I have been divorced before and got royally screwed over in terms of jointly owned property and he has had a similar experience with his current property. It suits us that one person could just walk away in the event of a split

    Thanks for all the help here. I really don't want to lose this house, it's the only one we've seen in over a year of looking (we rent now) that comes close to what we want.

    I'm not sure what you mean by you would earn too much for HTB. As far as I was aware, there wasn't a salary cap. What is your joint salary?

    HTB EL and Mortgage Guarantee are available to second time buyers. Any 95% mortgage that is not part of the mortgage guarantee scheme I guess will depend on the lender. I think I remember seeing though that some lenders were only offering to FTB. Can't remember who though.
  • Sorry, what I meant was for the house we want to buy we wouldn't qualify for HTB (it's too cheap). I nearly didn't qualify on my own.
