How much work is needed to the property you are looking at? Anything structural? Is it habitable?

Credit card debt will affect affordability and high usage will impact credit score. Could you repay some with the proceeds of the sale?

I'd say borderline habitable, I'd need a closer look! Nothing obviously structural (although I've only driven past) and the street is full of solid looking well maintained similar houses. Its no small job though, it'll need everything doing!

I could potentially repay some of the debt with the proceeds, how does that work when selling and buying simultaneously? I wouldn't want to lose the benefit of having a decent deposit, or find myself short for the works.
