How to take name off joint mortgage

Hi, some advice needed please! Husband was married previously and is still on the mortgage with ex who still lives in that house , both kids are now at Uni. The mortgage on our house is in my name only with husband having a 'declaration of interest' in the property after putting a large deposit towards it. We have discussed with his ex a couple of times over the last 8 years about coming off the mortgage as we would like to get a joint mortgage for a larger house. She says the bank won't let her as her income is too low, her father previously offered to be a guarantor, but now this doesn't seem to be an option. What other ways forward are there apart from selling??? Which she refuses to do!! Any help welcome. Thanks :)
