    Ive got a case lined up for them which im dreading. It fits criteria but I know by the end of it I will have a slightly bigger fod a little less hair.

    They just told me my single client on £75,500 a year with no debt cannot afford to borrow £274,400.


    [presumably they won't be factoring in her £6,500 car allowance, or her £5,000 annual bonus - as she only gets that once a year]

    £29k safe employment... you could probably half that as a self employed mortgage adviser in early period unless you have lots of clients to do going forward and can keep that momentum going.

    I am not going to be a downer on purpose but around half of all new advisers leave the industry within 2 years as they cant succeed. Most in debt and most common reason is insufficient clients.

    Think very carefully how you would get your clients. How much you would need to earn and now much that equates per client.
