Sub Prime, High Street or Nada

Hello good people.
In a nutshell, thoughts on the below if you would be so kind, and yes I will be appointing a broker.
So,
Combined Salary 93k
Unsecured Debt (33k) - (I hereby invite the usual suspects not to take moral high ground on this)
Credit File.......partner has a handful of '1's last one about 21 months ago, nothing worse on either file than this. No payday loans or any of the sort.
Plugged in numbers to as many affordability calcs as I can fine and comfortably covers amount looking for circa 270k.
However, only 88-90% LTV.
So, in light of unsecured and the blips on partners file,is this high street territory, sub prime or go away and come back in 12 months?

I can think of two building societies off the top of my head who would do this.
That means a broker with a full fact find and copies of your credit files should have a decent pool of lenders to choose from.I am a mortgage broker. It needs massaging and 15% deposit might tip the balance in your favour.

Your situation is spookily similar to my own.
I have started dialogue with a broker who initially seemed reasonably confident about high street rates but is now mentioning near prime. He hasn't revealed the lenders concerned.
Same adverse as your own, partner with a sprinkle of 1's all older than 12 months and similar unsecured, similar income and same LTV.
Be grateful if you could let me know how you get on0
