    Ok, that sounds promising, too.

    Got a couple of questions about that though, because it's over 11 years since I last took out a mortgage, and I'm finding it a tad difficult to know where to begin.

    So, how you'd go about finding a broker who could (or who has the skills) to put that effort in?

    And are there specific benefits to using a local broker, or not? I'm perfectly happy working with someone remote (I do it day in, day out in my job!).

    I've only ever previously used brokers that were attached to estate agents - but I also don't know if that's a good thing or not!

    Its a difficult question to answer. Can friends/family recommend anyone?
    Its funny, most complaints on here about brokers are from estate agent based brokers.

    I would say if your speaking to a broker who asks for all 3 credit reports where adverse is concerned, thats usually a good sign. but like anything - builders, plumbers you tend to get a feel for people after having a chat with them I find.

    Yep, getting a feel for people makes sense I guess. L&C asked for all three reports straightaway and I sent them directly after the call, so that's reassuring.

    The only person I know who's bought a property recently is a mate who's hit it big worldwide over the last few years as a graffiti/street artist.

    He paid cash for a £400k house about 500 yards away from where I live.

    Cash! From Graffiti!
