Bungalow conversions

Hi everyone,
I am new to this forum as well as new to house buying and renovating so please bear with me!

We have our eyes set on a typical 3 bedroom bungalow with the hope that we can extend (need to find this all out re planning etc). I was interested to hear anyone's experiences in similar positions or anyone who has already undertook such a project. We have been looking online for a while but house prices are still a bit out of our reach and this house with ability to add on to it will help put our personal stamp on the property without the huge mortgage. After buying the house we are working out we may have £60,000 potentially for work. There is a bit of room out round the house to extend kitchen, dining area but ideally I would like to go up which sounds so expensive! Any advice welcome!

    Self Build show is on in a fortnight at kings hall. You'd get plenty of advice there re planning, costs etc

    Some people say £60-80/sq.ft. plus Planning, Building Control and design fees for building a new house is a good estimate, but small extensions are usually a lot more than that per sq. ft. due to the fact that there will have to be work carried out to the existing property(walls, roof and drains etc.) and also due to smaller size. However, since you are going to make an important financial decision, ie. buying a house, on these costs I would get professional advice and not jut rely on the interent.

    The inlaws recently got an extension to their house. Single story, bigger kitchen, utility, knock down and redo sunroom and study. High spec, worked out at around 1500 a square metre. Not including kitchen and utility but did include bifold doors.

    Think it really depends on the spec but the architect did say basic one story 1200 per square meter and 1800 for two story I think.

    Remember you pay VAT on extensions.

    There's a poster A.L.D.A who should be able to give you advice. He's an architect.
  • We hope to take a builder with us to viewings. Really torn between cost effectiveness of buying cheap(er) and extending versus buying turn key for maximum budget. Many saying there isn't as big a difference between cost of buying and building.
