removing ex partner from mortgage

hi could someone point me in the right direction as to my options costs etc about removing my ex from the mortgage and deeds ?
my house is currently worth £125k my mortgage left to pay is £91k and i am looking to sell either this year or next.
my ex partner is ok with everything and is happy for her name to be removed whenever i want so can i just re apply for a mortgage on my own or do i have to go to a solicitors to have the deeds/mortgage changed ? any advice would be greatly appreciated

    you will need to apply either for a new mortgage, either with your existing lender or another. the lender will require you to have a solicitor, who will be able to deal with the transfer from joint names to your sole name. Your ex amy need to see a solicitor to sign the paperwork and provide proof of ID

    3 and a half times salary (maybe 4) minus any loans and credit card debts =?? This will be the figure you can expect a mortgage lender to lend to you.
    Maybe the better route would be to get a legally watertight agreement signed by your ex as to who gets what and leave things as they are until you sell. I take it you can afford the current mortgage until then.

    i am earning around £34k we split up 7 years ago but ive still not done anything but think i need to now as im wanting to sell up :D
    the ex and i still get on which is good and shes happy to do whatever as shes with someone else now

    In that case just sell the house and apply for a new mortgage in your name only for your proposed purchase.
