mortgage nearing end and wanting to borrow more for house extension

Hi,
We are nearing the end of our 5 year 4.09% fixed rate mortgage in August and would like to borrow more for a house extension. I see some good deals around so would like the flexibility to choose another long term fixed rate, perhaps 10 years. My question is am I best to get the additional funds from my current provider or should I wait and apply for the additional funds when I remortgage? My LTV is currently about 55% before funds and building work is done. Any advice would be appreciated.

    I would guess you would have Exit fees if you paid off the mortgage now so why not wait until August.
    You could speak to your existing lender say 2/3 months before to see what they have available for existing customers and what deals they can offer you with your LTV, Income ,Age etc
    Then speak to a Whole of market broker to see what other deals are available to you
