Is my file strong enough for a mortgage?

I'm newly signed up but been viewing for a few days, I know there are a few experts out there and im looking for your opinion on my situation.

I'm going to put my situation in a basic format to make it easier to understand.

- 95% LTV
- 45K Income
- 70k Borrowing
- 28% of my available credit used
- Good payment history on credit file for various accounts going back over 6 years

2 Negatives on File
- 1 Default on file from British Gas in March 2011
- 1 Late payment from virgin media Febuary 2010

I'm thinking of approaching my current account provider which is a high street bank and they advertise 95% deals. They have all ready decided I was a fairly decent risk for a 10k loan a few months ago so hoping they will be as lenient on a mortgage?
