ccj mortgages

I have an unsatisfied ccj from July 2012 and a couple of default credit cards. I plan to pay this all off in the next year or so with some inheritance. I then want to apply for a mortgage with my partner who has a perfect credit score. I have two questions:
1) who will consider me for a mortgage and will it affect my partner's credit by applying with me?
2) would it be a good idea to use these ccj friendly mortgage providers or is it better to wait til 2018 and apply for a mortgage then, once the ccj has been cleared off my credit score?
we want to buy a house ASAP as we have a new born baby and a dog and we are finding it hard to find a house to rent that we can afford.

1) You will become financially associated so it may have some impact but I doubt it will be a major issue as its 1 default nearly 3 years old.
2) Thats personal preference. The ccj friendly lenders are not massively above the high street lenders so its a case of would you prefer to pay a little more for a coupleof years or hold fire.
It may be possible to get you a mortgage with a normal high street lender depending on the details of the CCJ. For instance some ignore if its for unsecured credit or for things like water bills or credit cards up to a certain amount. Likewise others disregard if its under say £250 or £500.

1) Some lenders will consider you - pay off the CCJ for better options. Yes, likely to affect your partners credit file.
2) What you do depends on when you want to buy. 2018 options are of no use if you want to buy in 2016.I am a Mortgage Broker
