First time buyer credit history advice

    The house I want to buy is due to become available for reservation end of Feb/start March so I decided to go ahead with New Homes Mortgage Helpline and get a AIP as I didn't want to put down the £1000 reservations fee without knowing weather i would even get accepted for a mortgage. Anyway NHM called me last week and through all my details, address, salary, how much deposit I had etc (i assume all this info was to run a credit check). On Friday I got a call to say I had my AIP application has been successful and what the next steps are, this was also followed by a text message confirmation also.

    Anyway according to NHM once I reserve the home I need to let them know so they can arrange for a IFA to come around and sort out paper work and pay the £245 fee they charge.

    I have been doing a bit of reading on this site and worryingly seen a few posts (from 2013) with people claiming they also got an AIP from NHM but then were rejected when it came to a proper mortgage!! My understanding is an AIP is a lender checking everything and saying yes they will approve you for a mortgage and not just an affordability check. What are the chances of being turned down for a mortgage after getting a AIP? Is it common?

    Reservation fee is a maximum of £500 if you are going for help to buy.

    Which lender did the advisor get you an AIP for?

    You probably don't need to be quite so sarcastic. The OP was just asking for some advice- they weren't ever saying that they weren't going to pay it.

    Thanks I wasn't aware the maximum reservation fee was £500 if you go for help to buy, which i am. Linden Homes (the developers) were the ones who quoted the £1000 fee, but in truth at the time i was told £1000 they weren't aware in was going for the help to buy scheme.

    I didn't ask which lender they got me an AIP with, i'll try and phone them tomorrow and ask, if they are not open then certainly first thing Monday morning.
