Mortgage with small default

Hi everyone,
Bit of backstory in 2012 i was in university shared housing and bills were put in my name, after i moved out and submitted final reading and new address i didnt hear anything from the company until i got a debt collector call demanding money which i immediatly paid,
This shows in my credit report as a satisfied default over 1 year ago for the amount of £77 roughly. The advice i need is i am currently looking to get a mortgage for a property valued at £124,950 with my partner together we have about 18 - 20% available for deposit and are looking at TSB for our mortgage. I should add my partners credit record is fair to good as only credit she has had is a contract phone.
What are the chances of my small satisfied default from over 1 year ago stopping us getting our mortgage? its driving me mad with worry!

Don't know about TSB but the date the default was registered is more important than the date of satisfaction.
It becomes relatively less of an issue for some lenders when it gets past three years from registration.I am a mortgage broker. Do you have any proof that you submitted final readings and a new forwarding address.
If you have, you have a reason to have the matter investigated and hopefully the default removed.make the most of it, we are only here for the weekend.
and we will never, ever return.0 -
i did it online using there website, i have asked them to provide me with copies of the bills that they claim to have sent however on the phone they said they couldnt find them as they are now archived i have raised a complaint but seem to be getting stony silence so far!0

Because of the age of the default and size of yoru deposit there will be lenders - albeit adverse type lenders.
It might be possible to place this with a high street lender - but I doubt its one for every lender.
No idea on lloyds stance but you should check their criteria before applying.I am a Mortgage AdviserYou should note that this site doesn't check my status as a mortgage adviser, so you need to take my word for it. Just to add a little more context to my question, the default happened according to experian on 03/2012 and was satisfied 06/2012 as soon as i was actually notified.
My credit usage since this has been very good i would say i have a £10,000 limit barclaycard platinum which is always paid over the minimum every month, I also took a £7,000 personal loan with hsbc which again i pay the required amount every month on time.
Excluding the one blip on this default my credit report is very good/ excellent my partner and i have a joint income of around £36,000 p/a
Will any of this information make an answer more definite? I have been attempting to get british gas to remove the default and prove they sent bills to my updated address and either get ignored or told its an old account and is archived
Thanks so far everyone for your comments,0 -
Make an official complaint and if not resolved within 8 weeks refer to ombudsman0

just an update on this for everyone,
Went to tsb today and they have said it is all ok (thats what it sounds like) subject to valuation of course. The lady who saw us told us that credit checks were passed and actually tried to offer me a credit card on top of the mortgage!
So sounds to me like subject to valuation we have ourselves a mortgage0
