FTB with current debt - help!

We are FTBs with approx. £32k debt. We are buying a £275k house from family for £220k. All in all (inc. stamp duty etc) we would need to borrow £256k.

Total gross earnings are £58k p.a. plus we have a current lodger who pays £415 pm (so just under £5k p.a.) (we actually already live in the house we are buying)

My credit is spot on (999/1000 per experian last week) and my OH's is OK.

I have been looking at FTB mortgages online but some criteria is "house purchase only" or "house purchase + legal fees"

Question is - will lenders allow FTBs to consolidate all other debt on a mortgage? We would be borrowing 93% of property value (this would be our only lending once sorted).

Any advice much appreciated!
