Buy to Let Under £50k Help!

Hi new user here, so go easy!!
Ive got a residential mortgage to which I let out as I work away from home.
I also have 3 buy to lets with the Birmingham Midshire/Halifax
I have agreed to buy a property for £48,000 to which I cannot seem to get a mortgage deposit having 25% deposit and no debt :mad:
A lot of companies wont touch a mortgage for a property under £50k and I seem to have an issue as I am not an owner occupier on my residential property.
Any help would be greatly appreciated!!

You are talking to the wrong lenders.
I can think of one who may do this.

Brokers on this site won't suggest lenders Kevin.
