hi can anyone advise please, we know in our situation that we cannot get a re-mortgage with a different company because of our poor credit, but my question is would we be able to swap products with our existing lender now our fixed rate has ended, what sort of thing do they look at when switching products as we are on a 4.95% variable and would like to get on to their 3.79 fixed, we have never been late or missed any payments on this mortgage but i do have a ccj for 10k ( yes i know but we were badly advised so it ended up as one ) our current lender is bank of scotland if it makes any difference.

They may check affordability, but won't carry out any new status checks.I am a mortgage broker. does anyone else have any tips or advice on how we could make sure we can get on to a new deal?0

In the broadest sense you are at the mercy of the policies adopted by your lender. When considering applications to switch products. Your credit history is what it is.0

If you can switch products online, without going through a phone or bank interview, then as KS says they won't check your status. Look on their website for products for existing borrowers and apply online.0
