Broker advice - credit issues 4 years ago

Hello all, looking for some advice please?

I currently own a (mortgaged) flat with about £20k equity. I am looking to buy a small house, approximately £135k. I also have £4-5k in cash saved, and could (though would rather not) probably take an interest free loan from my family if I was a little short. I earn £45k

I have low balances on my credit cards (about 15% of available credit) and a unsecured loan with £2500 outstanding which I overpay monthly. I havent missed any payments and noddle/experian/equifax all show green payments for 4 and a half years, except one phone bill one month late 3 years ago.

However, about 4 years 6 months ago I was made redundant and defaulted on 2 payments totalling £1800, which have since been paid in full for 4 years. My financial position has turned around completely since then, and my salary has gone up by 50%.

Sorry, theres a lot of figures there. My question is, is there a broker out there who would be likely to get me the mortgage I would need to move? I'm aware the rates might not be brilliant, but I would plan to remortgage in 2 years when those defaults drop off.

    Geography reduces your options but a mortgage broker should be able to place this for you.
