Land Registry Delays

Any advise welcome.
We are currently remorgaging our flat, we own the freehold for our flat and the flat upstairs and have a leasehold within the freehold for our proprty for morgage purposes. Upstairs flat was sold in november and is in the backlog at the land registry, this is stopping our remorgae going through, but we are unclear as to why. Our flat is regisitered as we moved in over 2 years ago. Can anyone shed light on how we can push our remorgage through and start to save money! We swopped the use of the loft for storage for the rights to hang washing out, but that was all agreed and delt with with the Solisitors who cannot understand why there may be an issue.

hornet13 - unfortunately this type of application can currently be the subject of delay with us simply because it is not for example a routine sale/purchase but involves a variation of the lease.
Whilst applications can be submitted and issues raised re additional details, evidence etc that is unlikely to be the case here if your solicitor has not been contacted requesting such details.
If there is a delay with the registration then your solicitor can contact us to query this and to ask us to consider expediting it in light of the urgency involved. If there are no other factors preventing registration then we may be able to push it through but that would be down to the local office/caseworker dealing with the application to consider and advise.
Your solicitor will I suspect have an established contact channel with us but if you wanted to contact us direct then you could do so using our online contact form. You would need to include the address/title number and your solicitor's details as well as an explanation as to the nature of the application and the urgency involved.
As you are not the applicant we may in part refer you to your solicitor if there is a wider reason for the delay but if not we should be able to give you some idea of timescales and whether it can be expedited.“Official Company Representative

We have a similar problem.
We own a maisonette, and own the freehold for both properties. We extended the lease on the other property in December. However the other parties solicitor didn't submit this till February.....
In January we applied for a re-mortgage which is linked to the house we are buying. The searches came back fine (as the paperwork was still sitting on the desk of the other parties solicitor!), however, when we went for completion this month we found there was a freeze on the free hold, which has stopped the re-mortgage dead, and is looking like it will collapse the entire chain.
We got our solicitor to ask the other parties solicitor to contact land registry to request it to be fast tracked - which they did on 20/3/15.
What we desperately need to know is how long is it likely to take land registry to process this? In the hope that we can salvage our move and everyone else's in the chain.
Any advice would be greatly appreciated.

jameshalo - sorry to hear that this is causing such issues for you. The only advice I can really give is to follow through on the request made on 20th March and find out what response was obtained. That should give you some idea as to possible time-frames.“Official Company Representative
