Can anyone please help with this
I'm looking at buying using Help to buy later in the year.
Would LTV be 75% using 5% deposit and 20% loan from the government on HTB equity loan. ( New Build)
and the HTB Mortgage guarantee scheme being 5% deposit with LTV of 95% ( Second Hand )

Most of the lenders on HTB - EL have specific products, you can't just choose from the normal range at a 75% LTV so be careful.I am a mortgage broker. Which is a bit of a let down as natwest accepted me with a AIP0

Not true.
They are still accepting HTB - Equity Loan cases from brokers.
Don't know if there's any difference going direct.
